Buy

Buy with someone who explains it before you sign it.

Most of the people we work with are buying for the first time. Nothing about this process is obvious, none of the questions are stupid, and the whole conversation can happen in Spanish if that is easier.

The process

What buying actually looks like in Illinois.

Seven stages. You will not be asked to do any of them alone, and nothing moves forward until you understand what you are agreeing to.

  1. Talk first, look second

A conversation about what you want, what you can comfortably spend, and when you need to move. This is free and it commits you to nothing.

  2. Get pre-approved

A lender confirms in writing what you can borrow. Sellers in this market take pre-approved offers seriously and tend to ignore the rest. We can introduce you to lenders who work bilingually.

  3. See homes

Showings arranged around your schedule, including evenings and Saturdays. You get an honest read on each one — including the ones you should walk away from.

  4. Write the offer

Price, closing date, contingencies and earnest money, explained line by line before you sign. In Illinois your offer is a contract, so this is the step to slow down on.

  5. Attorney review and inspection

Illinois transactions run through an attorney, and the contract includes a review period. The inspection happens in the same window — that is your chance to renegotiate or walk.

  6. Appraisal and loan approval

Your lender orders an appraisal and finishes underwriting. If anything comes back short, there are options, and we will walk you through each of them.

  7. Final walkthrough and closing

One last look at the property, then the closing table with your attorney. You leave with the keys.

What you get

Representation, not a door-opening service.

  • Everything in your language

Showings, negotiations, contracts and closing conversations in English or Spanish. Not a translated summary afterwards — the actual conversation, as it happens.

  • A real read on the property

What the comparable sales say, what the condition suggests, and what it will likely cost you after you move in. Including when the answer is: don't buy this one.

  • Negotiation that isn't a formality

Offer strategy built on what the data supports, not on what gets to a fast signature. Inspection credits and repairs are negotiated too, not waved through.

  • Paperwork you understand

Every document explained before it is signed. If something in a contract doesn't make sense, that is a problem with the explanation, not with you.

  • Local knowledge that is actually local

Four areas, worked properly. We will tell you plainly when a neighborhood you are asking about is outside what we know well.

  • Including income property

Buying a two-flat and living in half of it is one of the most common ways people in these neighborhoods get started. We handle those purchases too.

Where

Areas Realproz buys in.

Four areas we know block by block. Buying in any of them? Start with a conversation.

Start with a conversation, not a contract.

Tell us where you are in the process — even if the answer is "nowhere, I'm just wondering whether this is possible." That is a perfectly good place to start.
