Free market analysis
What is your home actually worth today?
Not what an algorithm guesses from public records. A real valuation range, built from recent comparable sales on streets like yours, with the reasoning written out so you can disagree with it.
Free. No obligation. You will not be added to a call list.
What you get back
Four things, in writing.
A price range, with comparables
The recent sales the range is based on, so you can see the reasoning rather than being handed a number.
What you are competing with
What is currently on the market near you, and how your home sits against it on condition, size and price.
Prep worth doing
A short list of what would move the number, and a shorter list of what would not. Including the option of doing nothing.
Realistic timing
How long homes like yours have been taking to go under contract, and what that means if you have a date you need to hit.
Request yours
Tell us about the property.
The more you can tell us up front, the more useful the first conversation is. Nothing here commits you to listing.
Why this isn't an instant online estimate
Automated valuation tools work from public records. They cannot see that you redid the kitchen, that the basement takes water, or that the identical floor plan two doors down sold for less because it backs onto the expressway. In neighborhoods where two houses on the same block can be genuinely different properties, that gap matters.
A person has to look. That is the whole difference, and it is why this takes a day or two rather than four seconds.
